Having been in the mortgage business over 20 years, I must say she is one of the best agents I have ever encountered. She was extremely attentive to every detail on her buyer's behalf. I usually find myself chasing down agents, but not this time, she was calling me before I could call her! I just bought my first home with her guidance and I really don't think I could have chosen a better agent. First of all, she's just very down-to-earth and real: pretty much the antithesis of the stereotypical slick, sleazy real estate agent. She never pushed me to do anything and I always felt like I could trust her. She's also very experienced and knows her stuff inside and out. I read a TON before I decided to go through with buying a home and I thought I knew how things basically worked. And then the actual house-buying process started. Wow. If I had not had Lauren there to guide me, I don't know what I would have done. She was SO onto top of everything! From making sure I met deadlines (or having them extended when needed) to negotiating on my behalf for post-inspection repairs, she made everything a breeze. And then there were all the little details like when she noticed that my son liked the fireplace tool set and made sure to include it in the contract. And the home warranty (paid for by the seller) she included in the final agreement. Several times now, I have been talking to other people, telling them something that Lauren did for me and they would say, "Your Realtor sounds awesome." I am not making this up. If I ever decide to move again, I will not even consider calling anyone else. I definitely want her on my side again next time.

We were interested in building a home, and we wanted someone with experience who could help us negotiate with the builder. Once we talked with Lauren, we knew she was the one. She really delivered! She negotiated a great deal for us in terms of upgrades and closing costs. She also negotiated with the builder to use some materials that we requested for our home that they normally do not use (for example, adding a radiant barrier). Her advice and feedback throughout the building process was also invaluable. My husband and I highly recommend Lauren for your next home!

It was a long process for us to prepare the house for them to put on the market, but they were patient and offered excellent referrals along the journey. Once the house was on the market, we just had to sit back and wait for them to let us know when it sold. It sold in 3 weeks, but I have complete faith in them to have sold it much quicker had it not been approaching the holidays. That was our fault - as I said, it was a long process to get the house ready. Lauren and Keith were extremely thorough, crossed every t and dotted every i when it came time for the contract negotiations and finalization. We felt protected and well-represented the entire time! Buying your first house is stressful. Lauren and Keith consistently asked the right questions to help us figure out what we wanted. They always had recommendations and helped us learn from their experience. If we wanted to know commute times to work, they'd inquire by asking their network of people. If we wanted to know about a school, they'd help us research. THEY THOUGHT OF EVERYTHING, most importantly, things that we never thought of. When it came time to purchase our second house, it was a no-brainer that we'd use Lauren and Keith and their vast knowledge and expertise again! We decided to build our 2nd home and, well, we've never built a home before and it was almost MORE stressful than buying our first house! Lauren and Keith were always there for us to run things by them, to help us figure out what interior selections we should make in order to get the most return on our investment (when we choose to sell later on)-- Lauren even accompanied us to our design appointment!!! Lauren and Keith are parents and even helped us figure out how and when it was best for us to move in and deal with switching schools, which was very much appreciated. When it came time to do the pre-drywall inspection, Lauren recommended the perfect inspector. The inspector even taught me a few things. When it came time to negotiating everything-- from purchase price, to incentives, to reading through the contract and changing things to make us more comfortable, to reading through the inspection reports, to keeping us on a tight timetable so that we didnt miss any of the builder's specific deadlines, Lauren and Keith were ALWAYS there. What you have to understand, is that Lauren and Keith don't just show up-- they are dedicated and continually thinking about the process moving forward and what should happen next. When the inspector's report noted a few issues, Keith brought in his own expertise as a house framer and even skyped with people in his network to get a second opinion. He measured and made notes and then followed up with the builder himself until the issues were taken care of to his satisfaction. Did they need to come out and do measurements themselves? No! Did they need to bring in a second opinion free of charge? No! They do it because they care and are hard workers. You will 100% feel taken care of by them. Lauren also helped with questions we had pertaining to a government shutdown and how it could impact our loan moving forward (as I am a government employee). She was strategic and helped think about how best to proceed, knowing that we may need to tread lightly if there were a government shutdown. Both Lauren and Keith were invaluable with keeping us on track and making sure the builder did not proceed with a timeline that would go against our contract. For example, when we were planning to do a radon test, the contract stated we would had to notify the builder of radon test results 5 days before closing, however, the builder told us to schedule the test less than 5 days before closing! Lauren pointed this out by showing them the contract and was able to remedy this quickly and efficiently so that we could do the test at a more appropriate time-- and protected us by doing so. There were a handful of things found during our pre-drywall inspection and final inspection that, initially, the builder said they would not repair or fix. Lauren and Keith understand that "carrots" work better as incentives vs. "sticks," and again treaded lightly and proceeded in the most friendly/ frank way possible in order to get the builder to concede to the repairs. In the end, Lauren and Keith were able to "bring out the big guns" so to speak, and the builder agreed to repair ALL OF THE ITEMS that we requested for them to fix. I know, 100% that if I did not have Lauren and Keith on my side, the builder would never have agreed to the repairs. I can't begin to tell you how important it was to have Lauren and Keith by our side as we built our new home. They made a sometimes painful process, easier to deal with. They'll translate what big worries are and which things were smaller worries and shouldn't keep me up at night. If you're looking for realtors who think of everything and will negotiate like true pros, then Lauren and Keith are who you want by your side.

This was our first experience purchasing new construction and Lauren was instrumental during every step of the process. She was always quick to respond to any question that we had and made herself available practically anytime of day. If any question fell outside of her expertise she didn't hesitate to consult her network of industry professionals in order to provide us with the best possible information. We felt that Lauren sincerely had our best interest in mind and she was always willing to address our concerns and negotiate items with the builder's agent, no matter how silly or inconsequential our request may have been. I highly recommend Lauren and know she will be, without a doubt, my first call if find myself on either side of a real estate transaction in the future. There are many decisions that need to be made when purchasing a home and the best one we made was deciding to work with Lauren. Please do yourself a favor and don't waste any more time searching for the perfect agent - Lauren is it.

That is not at ALL the case with Lauren Silberman: she truly earns every penny of her commission by working incredibly hard on her clients' behalf. She pays attention to wants and needs, but most of all she follows up and researches every little thing that could affect one's long-term happiness with a purchase or sale. Lauren sold my house, and helped me buy a new condo. For my house sale she gave me detailed and thoughtful advice on staging - and the result was a sale in less than 24 ours, for full asking price. She discussed every offer with me in detail (I got many, immediately) and was very conscientious about the terms and what was fair, what the appraisal was likely to be (she was very accurate on this), and helped me make the right decisions. When it came time to buying my condo she exhibited the same conscientious behaviour - paying close attention to all of the details, doing research on her own time about the area, the building, the association, potential problems, etc. She never tried to push me in any direction, but she made sure that I was well aware of any potential problems, and also their solutions. She also tracked the purchase and its progress, constantly checking in with me and my lender, and making sure everything happened as smoothly as possible.

We live in Florida and were selling our Atlanta house that needed a lot of work to get ready. Between her great, local contractors we got everything done beautifully. Not only did she do much of the work coordination she also selected all the paint colors, bought new lights, mirrors, approved brick and mortar work, sent back furniture to the staging company she didn't like - she did anything that was required. She probably made twenty trips to our house over the six weeks before listing. Very few people would be this dedicated and flexible. She would send me updates of photos at all hours of the day and reply immediately to all of my questions. On top of all this her husband Keith and Lauren are great people! During our first meeting, she provided us with a binder with great information about what we should expect and some of the commonly used terms during the home buying process. She met us a coffee shop and listened to our wants and the things that were important to us. She provided us with a FMLS® portal that self populated with homes that met our criteria. She was also open to viewing other homes that we found on other websites such as Zillow. Throughout the entire process, Lauren displayed great professionalism. She was engaging and punctual, and accommodating. What we especially appreciated was Lauren's honesty. She was invested in us and did her best to make the search process as smooth as possible for us. She was also very vigilant and knowledgeable about certain aspects about homes that made it great or not so great to buy. During the closing process, she was with us every step of the way. She was our biggest advocate, especially in times that we didn't know what to do. She was invested and I don't think I could've asked for a better agent. There were bumps in the road but Lauren was always the first to respond and did not rest until our problems were solved. When we started we were so lost but with Lauren's help we found a very beautiful home where our family can grow for years to come.
